Fall in Leavenworth County means turning leaves, quieter weekends after the summer moving rush, and a housing market that has finally stopped sprinting. Prices are still rising. Homes are just taking a little longer to sell, and buyers have more room to negotiate than they did a year ago.
The Heartland MLS report for July, the latest county report published by a local lender, tells the same story. The median sale price was $357,950, up 2.3% from a year earlier. Homes averaged 45 days on market, up from 33. Supply sat at 2.6 months.
What it means if you are buying
Leavenworth County buyers have more room to negotiate than they’ve had in a while.
- Nearly half of August’s sales closed under the asking price.
- Homes are sitting about 12 days longer than a year ago, which means sellers are more open to repairs, credits and closing-cost help.
- Fall and winter usually bring fewer buyers out, which can mean less competition for the same homes.
One caution: 2.6 months of supply is still a tight market by most measures. The best-priced homes in the best spots still go fast.
What it means if you are selling
You are still in a good spot. Prices are up from last year and inventory is lean. But the days of listing high and waiting for a bidding war are mostly gone.
- Price for the market you are in, not the one from 2022. Overpriced homes are the ones sitting.
- The first two weeks matter most. That is when the most buyers see your listing.
- Expect to negotiate. Build a little room for an inspection request into your plan.
Around the county
The county is not one market. A few quick snapshots:

- Basehor. Closer to I-70 and the rest of the metro, and priced higher. Its Redfin median was about $400,000 late last year.
- Lansing and Tonganoxie. Smaller markets where a handful of sales can swing the monthly numbers. Ask us for current comparable sales.
Fort Leavenworth adds a twist. Military families move on their own calendar, with a summer rush, and many use VA loans with no down payment. Sellers who are ready for VA appraisals and inspections can tap a steady pool of buyers.
