Excelsior Springs vs Kearney vs Lathrop: Where Your Money Goes Furthest North of Kansas City

Three towns north of Kansas City, three very different claims to fame. One is known for a spa. One is the birthplace of Jesse James. One sold so many mules to the British Army that it called itself the Mule Capital of the World.

They also sit at three very different price points.

Excelsior Springs: the most house for the least money

At about $232,000, the median here is the lowest of the three and nearly 30% under the Kansas City metro median. You get a real downtown, a historic hotel with a spa, wineries and a golf course that opened in 1915.

The trade-off is the road. US-69 is a good four-lane highway, but you are 10 miles from I-35, and the housing stock near downtown is older. Budget for an inspection that looks hard at the foundation and the sewer line.

Best fit: buyers who want to stay near $250,000 and still get three bedrooms and a yard.

Kearney: the easy commute, at a price

Kearney is the expensive one, and the reason is simple. I-35 runs right past it. You can be in downtown Kansas City in under half an hour on a good day.

The median sale over the past 12 months was $375,000 across 250 closings. The middle half of sales landed between $315,000 and $449,900. A lot of that is newer construction, and some builders have been cutting prices on finished homes this year, so there is room to negotiate.

Kearney is also where Jesse James was born. The family farm is a museum, and the town throws a Jesse James Festival every September with a rodeo, concerts and mud volleyball.

Best fit: buyers with $325,000 and up who want a newer home and the shortest drive of the three.

Lathrop: small town, big sky, room for a tractor

Lathrop is the smallest and the farthest out, about 38 miles north of Kansas City in Clinton County. During World War I, a local firm sold about 350,000 horses and mules to the British Army, and the nickname stuck. There is still a Mule Barn Road.

In-town homes have recently sold from about $150,000 to $250,000. The real draw is land. Recent acreage listings near Lathrop have been priced around $10,000 to $12,000 an acre, often within two or three miles of I-35.

Inventory is tiny. There are often only 10 or so homes on the market, so when the right one appears you need to be ready.

Best fit: buyers who want acreage, a shop building or a few animals, and who do not drive downtown five days a week.

Three money questions people forget to ask

  1. Do you work inside Kansas City, Missouri? The city's 1% earnings tax follows your paycheck if your job is in KCMO, even when your house is not.
  2. Could you buy with nothing down? Parts of these areas may qualify for USDA zero-down loans. Eligibility goes by address, so check the USDA map or ask us.
  3. Is it on a well or septic? Common on acreage around Lathrop and outside Kearney. Both need their own inspections.

So which one?

  • Tightest budget: Excelsior Springs.
  • Shortest drive and newest homes: Kearney.
  • Most land per dollar: Lathrop.

Still torn? That is normal, and it is fixable in one morning. We will line up two homes in each town and drive the loop with you, so you can feel the difference instead of reading about it.
